All our customers see the finished product. Why is this? Wickford Development wish for potential customers to see the new home they want to reserve from day one when they view the completed home.

Unlike national house builders which often concentrate sale completions usually in June and December, Wickford deliver houses to a constant programme.

This helps ensure the quality of the build and eases any time pressures or constraints on the tradesmen constructing the house. With over 50 years experience Wickford have found this minimises post occupancy snagging issues.

No hidden extras

The customer views and reserves their completed home before exchange of contracts. There are no hidden extras within the sale price.

Our homes come with fitted carpets, tiled floor surfaces, tiled wall surfaces, quality kitchen appliances, turfed gardens and a patio area, blinds and window dressings to some/all windows.

Sometimes it really is the small things that illustrate the care that has been taken. Initially you may walk past this without noticing, but if you stop to take a careful look you may then appreciate how these small details reflect the overall care and quality you can expect from a Wickford home.

Freehold Properties

All the homes that Wickford Development Co Ltd have ever sold are Freehold, Wickford see the sale of homes whether they are houses or apartments by Leasehold as unethical and as such does not align with Wickford’s core values of building quality homes that with or without financial assistance belongs fully to the purchaser, the land and the building.

We give all our purchasers an undertaking that Wickford would never allow a Leasehold Agreement (even where they are an absolute necessity e.g: Apartment and/or block management) to be financially detrimental or penalise the purchaser. We would encourage and assist those communities to take ownership of their Freehold.

Wickford are extremely proud of their record and we do not need legislation to adopt this stance unlike some other developers.

No reservation fee

Wickford Development Company Ltd do not request a holding fee to reserve one of their homes.

All we ask is that prospective purchasers are in a realistic position to be able to exchange contracts within 4 working weeks from the date of reservation.

Malcolm Danford & Co our Managing Agent will ensure assistance is provided in being able to meet the 4 week exchange period.

Quality Guaranteed, In Every Home

The following are a selection of the standard features included in the asking price at Woodlands Park

Our homes are traditionally built with quality brick and concrete block materials. There are numerous external finishes employed across the varying house types which gives each plot a distinctive feel.

Across Woodlands Park there are over 35 differing brick types and as many as 15 types of roof tiles which have been used. To further enhance the character of the estate rendered finishes have been strategically chosen for various plots. On selected house types the sparse use of Eternit weatherboarding complements the variety of finishes and colours. This thoughtful Architectural design adds to the palette and tapestry of house types that helps gives Woodlands Park its unique identity and sense of place.

The energy rated UPVC windows are of varying types either sliding sash or casement to suit the style of the house.

On selected house types there are fitted aluminium bi-fold doors.

All our plots have a laid patio and a turfed lawn with planting to the front garden, brindle block paviours are laid in driveways, parking courts and raised road platforms.

A feature of Woodlands Park of is the beautiful landscaped areas in around the various phases across the development. Wickford Development have planted and nurtured hundreds of trees across the site to ensure the ambience of the estate is enjoyed by those living and visiting Woodlands Park.

Wickford Development still employ traditional wet trades in the homes that they build to ensure a hard wall finish. Ceilings are also fully plastered. Ornate coving and ceiling roses are installed in the ground floor and main living areas with standard coving installed in all other rooms where practicable.

The moulded skirtings and architraves with rosettes are made from softwood timber and each staircase is bespokely made to each house.

The bespoke designed Burbidge Kitchens are complemented with Bertazzoni and Bosch fitted appliances.

Quality ROCA sanitaryware is fitted throughout each plot with basin under cupboards and touch sensitive mirrors.

All ensuite showers come with Aqualisa thermostatic temperature and flow controls. Bathrooms are either fully or part tiled with porcelain tiles.

All three storey houses have a Megaflow pressurised pumped hot and cold water system.

Two storey houses have a traditional indirect vented hot water system.

Central heating and hot water is fired by an Ideal Logic gas energy efficient boiler.

Fitted carpets is a standard specification for our finished homes and the curtains and blinds are tailor made for each plot.

Wickford Development provide quality appliances as standard across all our house types. Wickford select their Kitchen appliances from quality manufacturers such as Bertazzoni, Bosch.

All our homes come with CAT 5 cabling as standard to rooms with TV points. Bathrooms have fitted touch lit mirror cabinets above the basin. Aqualisa Thermostatic shower controls are fitted to all ensuites.
